Below are some guidelines to what you should watch out for to avoid any unexpected charges or misunderstandings with us. We have devised a list of problems encountered with tenants in the past and answers on how to avoid these conflicts so that you can enjoy your stay with us and hopefully come back again. Please read over these carefully and if you have any suggestions please do not hesitate to contact us!
GENERAL
GARBAGE: Sometimes we have complaints, of smell etc.,
from the neighbours/roommates when tenants do not throw the garbage
away. All rubbish should be thrown away on a daily
basis inside the containers located in the street. You MUST NOT leave any garbage in the stairs/inside the building. 40€ /flat
GARBAGE: Not looking after or leaving dirt(garbage, poo) in the flat or any
other part of the building is strictly forbidden and will result in a
fee. 50€ flat
ELEVATOR: Do not exceed the number of people allowed in the elevator (normally not more than 4). If you do so, you put yourself at risk as
well as you may break the elevator, and the community will not allow
you to use the elevator anymore. If you get stuck for this reason there
will be a penalty. 1200€
FURNITURE: It is not allowed to arrange the furniture in any
other way and when leaving the flat it must look EXACTLY LIKE WHEN YOU FIRST MOVED IN. 50€
INTERNET: In case that the flats have Internet connection,
this connection service is free of charge. Because this is a promotion
for some flats we are not responsible for the functioning of this
service. In the case that you have a line cut off or any other problems
remeber to 1. if the apartment has more than one computer confirm that no one is working 2. switch of the computer and router and switch on again to see if it works then. 3. If this doesn't work and it requires help from an technician we should be contacted about the problem. If
the router is working(have connection) when the technician arrives
there will be a fee for uneccesary actions, which will be paid by the
person/persons using the service. 30€
ANIMALS:No animals inside the flat. (Sometimes people have kept animals
in the apartment and if they pets has diseases we will have to take
action to steralise the flat) If you have any animals there will be a
fee. 150€
KEYS
KEYS: If the keys are lost, or for some reason the
tenant/s need another key, there will be a fee for borrowing
another/new key. Office-times: 20€, other times 70€
KEYS: The company makes sure that all keys are
functioning without problem. If you have any problem with entering the
apartment and you ask for help. But if the keys are in fact working
there will be a fee. Barcelona-home: 90€, technician: up to 200€.
PAYMENT OF RENT
RENT PAYMENT: For every contract of an apartment there is ONE PAYMENT. You can
choose to pay the sum together or one by one. If you want to pay one by
one, be aware that there is an extra fee for this. 4€/payment
GUESTS: Every apartment has a price depending of the term of stay and the number of people. If you want to have any guests (shortstay or longer) you have to contact us so we can tell the landlord and confirm if this
is possible or if there will be any extra cost. (Stays less than 30
days: 50€/person) (Stays longer than one month: 300€/month)
DELAYED PAYMENT: Late payments of rent will result in a fee. 6€/day
CHECK-OUT
CHECK-OUT TIME: The checkout is at twelve. If, for any reason, another agreement is made for earlier than twelve, the tenant MUST NOT BE LATE for the check-out. If a second appointment has to be made there will be an extra fee added. 40€
APARTMENT: Remember that in the day of the check out, the room must be left by 12:00h. No personal belongings should be left and the aparmtent.
MAINTAINANCE
TERRACE: In case that the property has a terrace, it
should be kept clean; especially the drains. In this way, we avoid that the
pipes get blocked. If in one of the inspections there are objects found that
obstruct the drain of the terrace. 50€
CLEANING: The apartment must be kept clean during your stay. If it is not, a
cleaner will be sent to clean the property, which will be paid by the
tentant. 12€/hour
KITCHEN: The kitchen is an area which easily gets
dirty and is used every day. To make sure to keep the condition of
surfaces, like the stove, use appropiate products and make sure you
clean every day. For the stove there is a special liquid and spatel
that is to be used for cleaning. If there are damages because of bad maintenance there will be a fee. Up to 700€
SINK: The sink drainpipes, shower/bath should be properly maintained: always
clean after use and remove any blockage(food etc). If this is not done
there will be a fee for any blockage. 40€
BEHAVIOUR
RISKY BEHAVIOUR: Do not urinate or throw anything from the balcony (bottles, cigarettes
etc.) since it can cause injuries if somebody gets hit by these
objects. If this happens you will have to pay a fee. 300€
TERRACE: If the building has a terrace, it is a common area. Because of this
nobody is allowed to sleep on the terrace or other common areas due to the respect of the
neighbours and other tenants of the building. Doing so results in a
fee. 300€
PARTIES:It is important to respect neighbours and roommates when living close together. Parties and
get-togethers in
the flat are strictly prohibited because most times this ends in complaints from the surrounding community/flatmates. 300€
SOUND LEVEL: The sound
level must be kept down during the working days starting at 10 pm to 8 am.In case that the neighbours lodge any
complaint, there will be a penalization which has to be paid by
all the people living in the property. 300€
WASCHING MACHINE: The washing machine must NOT be used between 10pm and 8am due to the disturbing sound-level. 30€
CONTRACT HOLDER: The contract holder is responsible for the bahaviour of the others in the apartment.
USAGE OF EQUIPMENT
DISHWASHER: If there is a dishwasher, the right
products for it must be used. If we find out or notice that the
necessary products are not being used there will be a fee. Normally the
products are dishwasher liquid or salt tablets that you can to buy in
regular supermarkets. If you are unsure of wich procuct to use.

DISHES: Wash up dishes DIRECTLY after usage or DIRECTLY when the dishwasher is full. The person who puts the last plate in to the dishwasher should also start the washing program. Make sure to remove the clean dishes as soon as possible and do not clean already washed plates twice, in order to save water and electricity. Always wait 2 minutes, after finished wash, before you open the door.
AIR-EXTRACTOR: When cooking, the air-extractor must be used. If
it is not the kitchen gets more dirty(with grease which is difficult to
clean) and the air-extractor might stop functioning after some
time. 20€
KEYS: It is IMPORTANT to remeber not to leave the keys in the lock of the door. Some locks are not functioning with two keys
in the lock at the same time, and it is also important that none other
than the tenants of the flat can enter. Any consequences caused by
leaving the keys in the lock will have to be paid by your own expenses.

TV: If you have problem with the TV you have to look up in the manual (from internet) to set the TV right. For example, if you need to add more channels.
DAMAGES
MALFUNCTION: Any contents/equipment
of the flat not working properly must be reported to our office, during the first 7
days from the tenant’s initial entrance. After this period, all tenants
occupying the flat are responsible for the state of all contents/equipment,
therefore paying any necessary maintenance and/or repair costs. Emergency

FURNITURE: You must look after the furniture of the flat. If, for example, you break the boards under the bed there will be a fee to fix it. 50€
BLINDS: Be careful when you pull up the blinds. If you use too much force or pull it up further than it is supposed to go, with the consequence that it breaks you will have to pay the charges for a new blind. 200€
SOFABED: If your apartment has a sofabed you cannot sleep more than one or two persons in it. It is not as strong as a bed. If it is broken the whole sofa must be replaced which will result in a fee for you. Ca: 350€
WALLS: We reccomend you not to decorate the walls, for example with posters, because any pins or cellotape will leave marks and the wall will have to be painted to be restored upon your leaving. Also make sure not to leave any other marks, for example shoeprints. If there are marks which was not there when you moved in it results in a fee for you, in order to restore it. 100€/wall
Shared apartments - penalties and prohibitions
CLEANING: Always leave the bedrooms clean and organized and the common areas like the
kitchen, living room, bathroom, etc, in the best conditions as they were
found; otherwise, there will be a fee charged to everyone in the flat. 30€
CLEANING: The cleaning
service is to maintain the flat as clean as possible, but it is not an
excuse to not keep the flat organized and clean. If the apartment has a
cleaning service included but the flat is a complete mess, the cleaning
service will be charged again as an extra fee. 30€
CHECK-UP: Rememberit could be a weekly check-up from the landlord
or the company; failure to maintain the clean state of the flat will mean a
charge of 75 euros/week for cleaning service, this extra charge will be paid
by all the people living in the flat. Collective sanctions for bad use: Obstructed
filters (food, hair, others) 75€
KITCHEN: If sharing kitchen, you have to respect that the other people of the flat has equal rights to the equipment and it is therefore important that you keep things clean and organized in the kitchen. If your apartment has a dishwasher, the dishes
and cooking equipment must be put in the washing machine and put away
after being washed. 10€
DRUGS/SMOKING:Smoking or doing drugs is completely prohibited in the whole flat due to respect of flatmates. 50€
ELECTRICITY: Every apartment has an avarage amount of electricity that is to be spent. Remember to not waste the energy, for your own economy and the environment. Do not keep the lights on in rooms not used, do not keep the water running for too long, shut down electric devices not used and do not leave the windows open if not neccesary. If there is a warning that too much electricity is used there will be a fee. Remeber it is also important to handle electricity with care for your own safety. 100€
ROOM EMPTY: If there is a room in your flat that is available, NO ONE can use this room because it has to be ready for people moving in. If it is used there will be a fee(e.g for cleaning service). 60€
PERSONAL BELONGINGS: When you are sharing a flat, all personal belongings should be kept inside your own room. If you have a cleaner and you leave anything in the common areas, it might be thrown away in order for the cleaner to do his/her job.
